What is Asbestos containing material (ACM)

Asbestos is a naturally hazardous mineral that is often found in building materials. Exposure to asbestos fibers can result in health risks such as cancer and lung disorders. 

Building owners and landlords are responsible for ensuring their properties are free of asbestos containing materials (ACM).

Sampling and laboratory analysis is required to identify any ACM within the premises. This can be accomplished through an asbestos survey carried out by a qualified property inspector. Asbestos-related issues that are not solved immediately can cause injury and even legal fines.

What are the kinds of asbestos survey?

The purpose of a commercial asbestos survey is to:

  • Identify Asbestos-Containing Materials (ACMs): Our survey aims to locate and identify any materials within the commercial building that may contain asbestos. Common ACMs include insulation, floor tiles, ceiling tiles, roofing materials, and textured coatings.
  • Assess the Condition of ACMs:  The current condition of identified ACMs is assessed via samples sent away for testing. The survey evaluates the risk posed by the condition of the materials.
  • Provide Recommendations and Management Plans: Based on the findings, the survey report includes recommendations for managing or removing identified ACMs. This may involve encapsulation (sealing), enclosure, or, in some cases, removal by licensed asbestos removal specialists.
  • Comply with Legal Requirements: Regulations require commercial property owners and managers to manage the risks associated with asbestos. Conducting regular asbestos surveys ensures you stay compliant with safety regulations.
