What is asbestos containing material (ACM)

Asbestos is a naturally hazardous mineral that is often found in building materials. Exposure to asbestos fibers can result in health risks such as cancer and lung disorders. Building owners and landlords are responsible for ensuring their properties are free of asbestos containing materials (ACM).

Sampling and laboratory analysis is required to identify any ACM within the premises. This can be accomplished through an asbestos survey carried out by a qualified property inspector. Asbestos-related issues that are not solved immediately can cause injury and even legal fines.

What happens during an asbestos survey?

Before the survey, surveyors should have full access to the property and the property should be vacated. An asbestos survey often involves the following steps:

  • Visual Inspection – The survey begins with a walk-through. This is done to assess the site and remove any obstructions. Our surveyors use their expertise and judgment in identifying asbestos materials.
  • Asbestos Sampling & Analysis – To confirm any asbestos content, surveyors will collect samples to be analysed in the laboratory.
  • Summary Report – You will receive a comprehensive report that includes photographs, sample results, and recommendations on how to safely manage asbestos content within your property.

What are the kinds of asbestos survey?

There are 3 kinds of surveys depending on a building’s characteristics:

Management Survey – This is the standard first step in confirming the presence or absence of ACMs within the entire property. It is a non-intrusive survey and will not result to any potential damage apart from sample removal.
Pre-Refurbishment Survey – A fully intrusive survey that covers only the areas where construction or renovation will take place. It involves destructive inspection to fully evaluate the facility including its inaccessible areas.
Pre-Demolition Survey – Used to assess the entirety of a building that is set for demolition, including interior and exterior building materials. It uses destructive sampling methods to examine ACMs that are hidden behind walls, floors, and other hidden areas.

A periodic inspection must be carried out when selling a previously owned house, or if the property is a house in multiple occupation (HMO).
