How EPCs Work
An energy performance certificate is valid for ten years. It contains information about your property’s energy usage and efficiency and recommendations for improvement. The certificate is issued by a certified energy assessor, who will visit your property and carry out an inspection.
The assessment looks at factors such as the type of insulation, the energy efficiency of your windows and doors and the kind of heating system you have. Based on this information, the assessor will generate a report using a rating system from A (very efficient) to G (inefficient).
The certificate will also contain information on how your property stacks up against similar properties in the area and recommendations on how you can improve its energy efficiency. These may include installing insulation, upgrading double-glazed windows or switching to a more efficient heating system.
The typical cost of EPC inspection in Durham starts from around £55 covering up to a 4 bedroom house.

What to expect in an EPC assessment
During the assessment, a qualified assessor will visit your property to collect data on its energy use. All heating, lighting, ventilation and hot water systems affecting your property’s energy efficiency will be inspected. They will also take photographs and measure the dimensions of each room.
The assessor takes into account the type of property, its age, the level of insulation and the materials used for its construction. All this data is input into a government-approved software program to determine the energy performance score of the building.
Once the assessment is complete, you will be given a copy of the certificate outlining recommendations for improving the energy efficiency of your property.
