What are the regulations around EICRs?

According to new legislation concerning electrical safety standards in England, landlords must have their fixed electrical installations inspected and tested once every five years. However, inspections may be required every three years if electrical installations systems are outdated.

Landlords must then obtain a copy of the EICR results, which will be stored for safe keeping until the next inspection is due. Additional copies of the report must be obtained and distributed to tenants within 28 days.

  • For new tenancies – By July 1, 2020, landlords must supply new tenants with a satisfactory EICR report prior to the start of tenancy.
  • For all existing tenancies – Landlords have until April 1, 2021 to provide existing tenants with a copy of a satisfactory EICR report.
