For new tenancies: Beginning July 2020, landlords must provide a copy of the latest satisfactory EICR before the new tenant moves in.
For existing tenancies: Starting April 2021, landlords must present current tenants with a copy of an updated, satisfactory EICR.
Who should be given a copy of the EICR?
According to the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all rental properties must undertake EICR testing every five years.
Additionally, EICRs must be secured every 10 years for private properties and every five years for Houses with Multiple Occupation (HMO).
