What does an EICR cover?

The EICR will check the following electrical installations and appliances: electrical fittings, visible wirings, socket outlets, consumer unit, light fittings, fixed electrical equipment including – panel and storage heaters, boilers, hard wired fire and smoke detectors

An EICR should only be conducted by qualified electricians. Part of their job is to fill out the following details in the report:

  • Date of inspection
  • Full address of the property
  • The name and address of the landlord or their agent
  • The name and address of the inspector
  • Evidence of the electrician’s competence to conduct the inspection
  • A description of each installation and its location in the property
  • A description of any identified defect

In an EICR, defects are classified under code C1 (danger present) or C2 (potentially dangerous) or C3 (improvement recommended).

Code C1 signifies an immediate threat to human safety and should be fixed immediately, while code C2 is not as severe as C1 but may also result in a potentially dangerous situation. On the other hand, code

C3 signifies a non-compliance with a safety standard. While it is not as urgent as the first two, a C3 should still be addressed as soon as possible to prevent further damage.
