EICRs and the law

According to the Electrical Safety Standards in the Private Rented Sector (England) 2020, an EICR must be obtained once every 5 years by qualified electricians. For properties with dated installations (e.g. wirings used prior to the 1960s), assessment may be required every three years. New updates to the law state:

For new tenancies – By July 1, 2020, landlords must supply new tenants with a satisfactory EICR report prior to the start of tenancy.
For all current tenancies – Landlords have until April 1, 2021 to provide existing tenants with a copy of a satisfactory EICR report.

The rules set out in legislation oblige property owners to obtain a report of the EICR results and distribute additional copies to tenants within 28 days. Additionally, owners must also submit a copy to the local housing authority within 7 days from the date of request. Any breaches of regulation may result in a financial penalty of up to £30,000
