EICRs for London Landlords

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 requires landlords to have every fixed installation on their property assessed at least once every five years.

They also need to have a report with the results of the inspection and give their tenants copies of the document within 28 days.

According to the legislation, on 1 July 2020, landlords must give new tenants satisfactory EICRs before they move in. By 1 April 2021, this rule applied to existing tenants.
