Regular inspection of your electrical installations will reduce the risk of any electrical-related injury. According to the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords should ensure that properties undergo a safety and testing inspection by a professional electrician at least once every five years. But older installations may need more frequent safety tests depending on their age and condition.

For New Tenancies – As of July 1, 2020, a landlord must issue a tenant with a satisfactory EICR report before the start of the tenancy.
For Existing Tenancies – As of April 1, 2021, a landlord must supply current tenants with a copy of a satisfactory EICR.

The local housing authority should also receive a copy of the report within 7 days upon request. They have the power to impose a £30,000 penalty to landlords who do not comply with EICR regulations.
