The law mandates landlords to complete an EICR:
At Least Once Every Five Years – An EICR is valid for up to five years, depending on the condition and age of the electrical installations.
Change of Tenancy – You must complete an EICR every time you change tenants to ensure that the previous tenants did not tamper or damage the electrical systems.
Change of Ownership – An EICR shows the new owners that the rental property has no electrical hazards.
Tenant Copy – You are required to give your tenants a copy of the EICR within 28 days of completion.
