Do i need an EICR?

There are many reasons to get an EICR in Bristol.

EICR checks should be carried out regularly in decreasing time intervals on ageing systems. As electrical components age, their durability deteriorates.
Certain properties have elements that may require checks to be conducted regularly. Houses with swimming pools need to be checked annually.
After changes in environmental conditions, there may be effects on electrical installations. It would be ideal to have them checked.
Inspections should be done when intentional or unintentional tampering of electrical installations occurs.

EICRs for Landlords

The new government legislation requires EICR for landlords. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 states that landlords need to have every fixed installation on their properties checked at least once every five years. They should also give their tenants copies of the report, not later than 28 days after.

The regulation also states that on 1 July 2020, landlords should give new tenants satisfactory EICRs before moving in. Also, by 1 April 2021, this rule will apply to existing tenancies and the landlord should provide their tenants satisfactory EICRs.
